1. Minimum Stay
We have a three night minimum stay which increases to five nights during peak times such as Easter, high Summer (mid July and August) and Christmas. It is possible to book a shorter stay of one or two nights but the rate will remain at the minimum stay rate. Guests doing this may take advantage of either an early check in or late check out on departure day.
2. Deposit
A booking becomes firm when a deposit of one third of the cottage rental (to the nearest Euro) together with a completed booking form is received by us. Up to that time it is a provisional booking. Provisional bookings are held for a maximum of 7 days. Remittances must be made in Euro’s.
3. Final Payment
The full balance of the total rental cost is payable no later than ten weeks before the rental begins. Payment is taken on the same credit card used for the deposit unless otherwise requested. If the full balance is not paid on time we reserve the right to cancel the rental, in which case the deposit will be forfeited.
4. VAT
The cottage rental price includes Value Added Tax at 9% percent. If rates of VAT change, we reserve the right to amend prices accordingly.
5. Cancellation Administration charges
If you need or wish to cancel your booking we ask that you advise us of your intention to cancel and confirm it in writing. We will do our best to re-let the cancelled booking and refund your rental in full less an administration charge of €100.00 per cottage. If however we do not succeed in re-letting the cottage(s) we reserve the right to make a cancellation charge under the following structure:
For a cancellation made more than 70 days prior to the start of your stay a full refund of the Deposit paid less a €100.00 administration charge per cottage will be made.
For a cancellation made between 70 and 42 days prior to the start of your stay a 60% refund of the total rental paid less a €100.00 administration charge per cottage will be made. |
For a cancellation made between 41 and 22 days prior to the start of your stay a 30% refund of the total rental paid less a €100.00 administration charge per cottage will be made. |
For a cancellation made less than 21 days prior to the start of your stay no refund will be payable. |
We strongly recommend that you have adequate Travel Insurance in place to cover any loss as a result of any cancellation of your stay.
*Covid Virus Cancellation Guarantee
A full Refund Guarantee applies to all bookings made in the event of a full National Lockdown being introduced. It will also apply if a Local Lockdown is imposed at the address given on the booking form.
This refund guarantee does not cover guests falling ill with Covid (or any other illness), for a requirement to self-isolate or quarantine or for a track and trace alert preventing travel. These situations can be covered by obtaining a suitable Travel Insurance policy which we recommend you do.
6. Change of Booking
There will be a fee of €50.00 for any transferred booking. Bookings may not be transferred within 42 days prior to the Guest’s arrival date. A transferred booking is from one cottage to another or from one date to another. If the transfer also involves reducing the length of the rental e.g. from two weeks to one week, it will be regarded as a cancellation and will fall under our Cancellation Conditions.
7. All-Inclusive Rates
Our all-inclusive rates mean that all heating, electricity and gas services are included in the rental price. In addition, we also include all bed linen, towels, adult bathrobes and slippers, credit card charges, satellite tv, wifi, parking, electric vehicle overnight charging and housekeeping (twice weekly for guests staying longer than 4 nights).
8. Low Occupancy Rates
We offer a Low Occupancy discount rate in some of our larger cottages. When booking one of our two bedroomed cottages on the Low Occupancy rate this means that you have exclusive use of the cottage with use of one bedroom and en-suite for two people sharing. This can include one infant cot sharing your bedroom, for children under 2 years of age at the time of stay. There is no access to the second bedroom and en-suite for the duration of your rental. This can include cot(s) for children under two years of age at the time of stay.
It is also possible to book your cottage on our Low Occupancy rate and have family/friends join you for a duration within your stay. In this instance we would ask guests to note that we do have a three night minimum stay so that any invited guests using the additional bedroom would be charged at the minimum 3 night stay rate, or at the appropriate nightly rate for longer periods.
If upon check out it has become clear that the additional bedroom was used during your stay we reserve the right to charge your credit card accordingly as you will have forfeited the Low Occupancy discount on your booking.
9. Infant Policy
Our infant policy is that we do not charge for infants under 2 years of age at the time of their stay. A cot, highchair and stairgate (where applicable) will be provided. Children 2 years or older at the time of stay must be assigned a bed at the time of booking a cottage.
10. Joint Bookings
Where two parties join forces to take a holiday cottage, the booking should be made in one name only – that person (the Guest) to be responsible for all payments and any damage.
11. Advance Bookings
Cottages can be booked at least a year in advance. It is advisable to book early to avoid disappointment, particularly over school holiday periods.
12. Arrival & Departures
Standard Check-in is between 4pm – 8pm and we ask that you advise us of your ETA (estimated time of arrival) 14 days prior to arrival. Late arrival on the day may incur additional costs. Departure time is 10am. We will where possible be flexible with our arrival and departure times. However, at peak times unfortunately we must ask you not arrive at The Cottages before 4pm and not later than 8pm. Full instructions on how to get here will be sent to you on confirmation of your booking. On the morning of departure, please follow the departure procedure (details will be given to you the day before departure) leave your cottage by 10am to allow our staff sufficient time to prepare the property for our in coming guests.
13. Family Occupation
The accommodation is designed for family use and is not a party destination. The Cottages are not suitable for youth groups or student parties and sleeping in tents or motor vehicles adjacent to the accommodation is not permitted. We do not accommodate Hen or Stag parties.
14. Accommodation Only
The Cottages provide accommodation only and do not have the facilities or a venue for celebrations or gatherings. In saying that there are several venues to choose from in the neighbouring villages. Please get in touch for further details, we are happy to help with recommendations.
15. Guest Accommodation Limitation
Accommodation at all times is limited to the number of persons for whom the booking was made. The maximum number staying in each cottage must not exceed that stated in the brochure and booking form. We ask Guests to be mindful of this as our insurance means we must be very firm on this point. Failure to comply with this will result in your rental being terminated and you being asked to leave.
16. Guest Visitors
We have a ‘Residents Only’ policy here at The Cottages. We ask our Guests to refrain from having day visitors during their stay in order to minimise risk to our staff and other guests.
17. Guest Obligations
The Guest undertakes to keep the premises and all furniture, fixtures and effects in the same state of repair and condition as at the commencement of the rental period (reasonable wear and tear acceptable) and shall pay to us the value of any part of the premises furniture, fixtures, fittings and effects of any damage caused thereof. Breakages and damage should be reported as soon as possible.
18. Property Cleanliness
The Guest and members of his/her party are asked to leave the accommodation clean and tidy. We reserve the right to make a charge for extra cleaning if the accommodation is not left in a satisfactory condition.
19. Loss of Guest Property
We cannot be held responsible for and we exclude liability for loss or damage to any belongings or for injury sustained by the Guest or members of his/her party during their stay at The Cottages.
20. Access & Parking
The Cottages have a car park for guest vehicles only. One vehicle per cottage except in the case of our larger cottages Thatcher’s Rest and Little Orchard Cottage where two vehicles may be parked.
21. Right of Entry
We reserve the right to enter any cottage at any reasonable time on reasonable cause.
22. Our Right to Refuse
We reserve the right to refuse any booking and in exceptional circumstances, to cancel, modify or alter arrangements made for the Guest. If a booking has to be cancelled, modified or altered by us we will make every effort to offer an alternative. If the Guest does not accept the alternative offered, we will return to him/her any monies paid whereupon our liability will cease.
23. Pets
We regret that dogs, domestic pets, other animals or birds cannot be accepted in our cottages. However, guide dogs accompanying blind or partially sighted guests and hearing dogs accompanying deaf guests are accepted in all the cottages. No charge is made for a guide or hearing dog with you. Please advise us at the time of booking if a guide dog will be accompanying you.
24. Bicycles
If you bring a bicycle(s) on holiday, please do not take them into the cottage.
25. Children’s Play Area
We request that when using the children’s play area children are supervised by a parent or responsible adult at all times. The use or playing with footballs is not allowed in the children’s play area or in the grounds of The Cottages. The beach is the perfect location for ball games.
26. Smoking / Vaping
There is No Smoking / Vaping within any cottage. Smoking is permitted outside and ashpots are provided. A substantial laundry and dry cleaning bill will be charged should this condition not be complied with.
27. CCTV
For the comfort and safety of all of our Guests there is 24hr CCTV in operation in the car park, in the grounds of The Cottages and within our office. Rest assured there is no CCTV internally within any of the individual cottages.
28. Complaints
Every care is taken to ensure that our cottages are presented to our guests to a high standard. Should you find on arrival that there is a problem, or cause for complaint, please let us know immediately. Every effort will then be made to assist you. It is frustrating for all parties if you write after your holiday and tell us about a problem that could have been solved had we known at the time. We value every booking and want all guests to enjoy their holiday and to return to The Cottages.
Data Protection
Information Collected
We do not collect any personal information from visitors to our website other than information that is knowingly and voluntarily given. Anonymous information is collected, such as the number of visitors to the website in a given period or details of properties and dates selected for online bookings, but it is purely statistical and cannot be used to identify an individual user. Cookies are not used to collect any other information from visitors to the website. Visitors interested in requesting more information can provide contact details via a fill-in form. Visitors cannot be contacted unless such information is given. Visitors are also invited to give additional company information but a decision not to do so does not affect any subsequent negotiations or discussions.
Use of Information
The information collected will be used to contact you with further details of our current activities or to send details of future initiatives or events. It may also be used for research purposes. You can inform us at any time if you no longer require such information to be sent.
Third Party Disclosure
We will NEVER pass any personal information on to any third party without your consent.
Data Security
We take appropriate measures to safeguard the information we hold from unauthorised access or improper use. Our database is stored in a secure, password protected location. Only users authorised by us have access to this data.
Integrity of Data
We take all reasonable measures to ensure that the information we hold is accurate. In particular we use reliable collection methods and destroy or convert to an anonymous form, any out-of-date data. Individuals may request details of all personal information held by us so as to contest inaccurate or incomplete data, verify the information and have it corrected as appropriate.
Children
Our website is not targeted at children but in any event personal information will not knowingly be collected from children under fourteen years without parental consent.
